ARTICLE III - ZONING DISTRICTS ESTABLISHED; ZONING MAP <br />Sec. 113-143 - Districts <br />The city is hereby divided into the following use districts and groups of use districts: <br />(1) Residential districts: <br />a. R-1 one-family residential district. <br />b. R-2 one- and two-family residential district. <br />c. R-3 medium density multiple-family residential district-apartment buildings. <br />d. R-4 high density multiple-family residential district-apartment buildings. <br />e. R-5M mixed use high density residential district. <br />(2) Business districts: <br />a. B-1 limited business district. <br />b. B-2 limited business district. <br />c. B-3 Snelling and Larpenteur community business district. <br />(3) Special purpose districts: <br />a. Stats. § 462.357, subd. 1. <br /> <br />Sec. 113-144 - Zoning district map <br />(a) Adoption of zoning map. The boundaries of the above districts are hereby established as <br />shown on that certain original map entitled Zoning Map, City of Falcon Heights, Minnesota, <br />which map is properly approved and filed, hereinafter referred to as the "zoning map." Said <br />map and all of the notations, references and other information shown thereon shall have the <br />same force and effect as if fully set down herein and are hereby incorporated by reference <br />and made a part of this chapter. <br />(b) District boundary lines. The district boundary lines on said map are intended to follow <br />street right-of-way lines, street centerlines or lot lines unless such boundary line is otherwise <br />indicated on the map. In the case of unsubdivided property or in any case where street or lot <br />lines are not used as boundaries, the district boundary lines shall be determined by use of <br />dimensions or the scale appearing on the map. Whenever any street or public way is vacated, <br />any zoning district line following the centerline of said vacated street or way shall not be <br />affected by such vacation. <br />(c) Conditional use permits.
