The purpose of the Amber Flats Planned Unit Development is to provide for <br />multi-family apartments. <br />(c) Permitted uses and zoning regulations. The R-5M mixed use high density residential <br />district regulations shall apply to the property subject to the following modifications: <br />a. Permitted uses: <br />1. One principal structure consisting of 117,000 square feet and 96 <br />apartment units. <br />2. No conditional uses. <br />3. No interim uses. <br />4. Setbacks as depicted in the Architectural Site Plan dated October 16, <br />2023 prepared by UrbanWorks Architecture, LLC. <br />b. Parking. Vehicle parking shall be as follows: <br />1. 55 surface parking stalls as depicted in the Architectural Site Plan dated <br />October 16, 2023 prepared by UrbanWorks Architecture, LLC. <br />2. 66 sublevel parking stalls as depicted in the Sublevel 1 - Overall Plan <br />dated October 16, 2023 prepared by UrbanWorks Architecture, LLC. <br />(d) Development plan. The PUD must be maintained in accordance with the following <br />development plan, which is on file with the city and which is incorporated herein by <br />reference. <br />(1) The following plans prepared by UrbanWorks Architecture, LLC with up to five <br />percent variance to not increase nonconformities from City Code, as approved by <br />the city administrator: <br />a. Site development plans, dated October 16, 2023, prepared by UrbanWorks <br />Architecture, LLC including: <br />1. Site demolition plan. <br />2. Erosion and sediment control plan. <br />3. Site dimension plan. <br />4. Grading and drainage plan. <br />5. Utility plan. <br />6. Architectural site plan, including overall, sublevel 1, level 1, level 2. <br />7. Building elevations. <br />(e) Additional conditions. The PUD must be maintained in accordance with the following <br />additional conditions. <br />(1) Trees shall be planted and/or maintained along Larpenteur Avenue and <br />Underwood Street as shown in plans submitted by UrbanWorks Architecture,
