F• SteFnitz, 7.l~91 W• Larpentear, business address 1550 west <br />Larpenteur, stated the Associated investors wished to have <br />Parcel A rezoned to business to enable them to build a one-story <br />California style building to be used for his own office, doc- <br />tbr~s office, and a barber and beauty shop; Parcel B to be <br />used for parking space, and Parcel C to be used for two mul- <br />tiple raw houses housing six families each. Stepnitz stated <br />that if this property were rezoned in this manner the Associa- <br />ted Investors planned to put in a culvert on the west side of <br />Arona to take care of the drainage problem existing there. <br />John Bouthilet, 1517 Idaho, spoke in favor of the rezoning as <br />he thought the purpose for which the zon°.ng is planned would <br />form a proper buffer between the Northez•n States Power sub- <br />station and the residential property, would furnish the vill- <br />age with additional tax base, and the proposed culvert would <br />take care of the drainage problem. <br />Carl Keller, 1319 W. Idaho, also spoke in favor of the rezoning. <br />Opposition to re- Matteson asked if there was any one present who wished to speak <br />zoning in opposition to the rezoning. Mr. Altman, attorney, .stated <br />he represented 31~ property owners living immediately adjacent <br />to the property to be rezoned. These property owners objected <br />to the proposed rezoning on the grounds that at the time they <br />purchased their homes they were told that the property was re- <br />stricted to residential and that they felt a commercial de- <br />velopment of this kind would depreciate the value of their <br />homes. Mr. Altman, therefore, suggested that the petition <br />for rezoning Parcels A and C be denied and that Parcel B <br />be rezoned bo business for parking space only. <br />E. C. Day, 1506 '8r• California, C. H• Thompson, 1507 W. Cali- <br />- forma, and C. L. Hetfield, 1503 W. Californis, stated that <br />at the time they purchased their homes they were told that s <br />some multiple dwellings were considered on Larpenteur but <br />that the remainder of the Northome Addition was restricted to <br />single family residences. They were definitely opposed to <br />the rezoning. <br />H. M• Dunham, 1511 W. Idaho, stated he was opz~osed to the re- <br />zoning and that he did not want any multiple houses or any <br />more business along Arona. About 5 years ago a request was <br />made to the Northome Civic Assn. to build multiple dwelli~ags <br />on Arona Avenue. The request was denied. A•year ago George <br />Sauer, who is connected with Associated Investors, sugges- <br />ted building duplexes along Arona and Dunham told himc~he <br />thought duplexes would be satisfactory. <br />W• C. Groth, 1502 W. California, C. H. Muggenberg, 1512 W• <br />(California, and doe Jorgensen, 1512 W. Idaho, spoke in oppo- <br />sition to the rezoning. <br />Kennet~Z Hanson, 1l~8~ W. California, stated he was not speak- <br />ing for his neighbors but he was sure they wanted some type <br />of development on the property under question and wondered if <br />it would not be possible for the people opposing the rezoning <br />to meet with the petitioners for the rezoning and work out <br />something that would be satisfactory to both <br />
