City of Falcon Heights-Roland Wilson Matt, you and I spoke earlier this month, after which you sent to me by a-mail a copy of a Restricted Appraisal Report. My notes reflect that you told me that, subject to City Council approval, the City will purchase all of my client's real property currently described on Certificate of Title No. 153297 (the "Property") for $3,000 in cash. My client wishes to accept that offer, provided that (a) the $3,000 price is net to my client (except for its attorney's fees and costs), and (b) my client's sole obligation is to execute and deliver, in recordable form, a Trustee's Deed to the Property in favor of the City, and a standard form Certificate of Trust and Affidavit of Trustee. You and I discussed that my client is unwilling to spend much time and money on this transaction, for obvious reasons. Accordingly, the City would pay any sums and undertake whatever procedures will be required to cause a new certificate of title to the Property to be issued in the name of the City, and our client will have no obligation to reopen any probate case, institute proceedings subsequent to initial registration of land, or pay any recording or filing or conservation fee or any state deed tax.
