<br />CITY OF FALCON HEIGHTS <br />RAMSEY COUNTY, MINNESOTA <br />ORDINANCE N0.03-04 <br />AN ORDINANCE AMENDING CHAPTER 9 OF THE <br />FALCON HEIGHTS CITY CODE, THE ZONING ORDINANCE, <br />REZONING PROPERTY TO PLANNED UNIT DEVELOPMENT <br />THE CITY COUNCIL OF FALCON HEIGHTS ORDAINS: <br />SECTION 1. Chapter 9 of the Falcon Heights City Code is amended to rezone to <br />Planned Unit Development the property described on the attached Exhibit "A" located <br />within the City of Falcon Heights, Minnesota. <br />SECTION 2. Zoning Regulations. The allowed uses and performance standards <br />• for the above described property are: <br />• The uses allowed in the B-3, Snelling and Larpenteur Community Business District, <br />subject to the B-3 standards and requirements of B-3 District, except that the building <br />height and yard requirements shall not apply. <br />• Attached multi-family dwelling units. <br />• Senior housing. <br />• PUD general plan and site plan on file with the City Administrator/Clerk. <br />• PUD landscape plan on file with the City Administrator/Clerk. <br />SECTION 3. The zoning map of the City of Falcon Heights referred to and described in <br />Chapter 9 shall not be republished to show the aforesaid rezoning, but the zoning map on <br />file in the City Clerk's office shall be appropriately marked for the purpose of indicating the <br />rezoning provided for in this ordinance. <br />SECTION 4. Effective Date. This ordinance shall be effective immediately upon <br />its passage and publication according to law. <br />r: <br />~b <br />
