• CODE REVIEW <br />PART 2: GENERAL PROVISIONS <br />9-2.05 Required Yards and Ouen Suace <br />Subdivision 2 (d) requires that "In no event shall off street parking, structures of any <br />type, buildings, or other improvements cover more than seventy-five percent (75%) of the <br />lot areas. In no event shall the landscaped portion of the lot be less than twenty-five <br />percent (25%) of the entire lot as a result of permitted encroachments." <br />For this site, the required landscaped portion should total at least 3, 870 sq. ft. <br />The site plan indicates approximately 2, 331 sq. ft. Given that this is such a small <br />site, strict application of this requirement may be unreasonable, and a variance <br />may be warranted. <br />PART 10: B-1 NEIGHBORHOOD CONVIENCE DISTRICT <br />9-10.01 of B-1 Neighborhood Convenience District <br />Subdivision 6 dealing with Lot Area, Height Lot Width and Yard RegUirements requires: <br />• a. Minimum Lot Area of 10,000 sq. ft. <br />b. Maximum Principal Building Height of 2 stories or 24 feet. <br />c. Minimum Lot Width of 90 feet. <br />d. Maximum Building/LTse Size of 5,000 square feet. <br />e. Minimum Building Yard Requirements: <br />(1) Front 30 feet <br />(2) Side 10 feet (30 feet when abutting residential property or a street) <br />(3) Rear 20 feet <br />£ Maximum Lot Coverage 75% (including the total area of roofs, driveways, <br />parking lots, sidewalks and similar impermeable surfaces). <br />This site plan meets requirements for Lot Area, Principal Building Height, Maximum <br />Building/Use Size, Front Yard, and Rear Yard.
