C, <br />August 9, 2005 <br />Dear Property Owner: <br />The owner of 1800 Albert Street has requested a two variances from city code in order to build a <br />new garage, replacing an existing garage. <br />1. A variance of 8.5 feet on the north side setback (Garden Avenue side). The city code <br />requires a setback of 20% of the lot width (or 15 feet for a property less than 75 feet wide) <br />from the side property line when the side abuts a public right of way. The owner wishes to <br />build a new garage at a setback of 6.5 feet, the same as the existing, non-conforming garage. <br />On this portion of Garden, private property begins about 10 feet in from the curb. <br />2. A variance of 7 feet on the driveway width. The city code defines a maximum driveway <br />opening width according to the length of the street frontage. This property is eligible for the <br />maximum 24 foot width. The owner wishes to have a 31 foot wide driveway opening. <br />• A public hearing on these variances will be held on the date stated below, at the August meeting <br />of the City Planning Commission.
