POLICY H8 <br />12/14/05 <br />ITEM: Approval of a contract with Roof Spec Inc. for inspection <br />SUBMITTED BY: Greg Hoag, Parks and Public Works Director <br />REVIEWED BY: Heather Worthington, City Administrator <br />EXPLANATION: <br />Summary: The roof on city hall is in need of some repair. It is approximately 10 years old, and is a <br />rubber membrane roof. Several leaks have been observed, and repaired under the roof's warranty; <br />however, upon inspection by several roofing firms in the area, it has been noted that substantial repairs <br />need to be made. Staff is recommending that Roof Spec Inc. be hired in the amount of $750.00 to <br />provide an evaluation of the roof so that we are able to more accurately estimate the cost of repairs and <br />maintenance work that will need to be performed. This will include: <br />• Review of the physical roof assemblies <br />• Field observations of anomalous conditions within the roof assemblies with photographs and <br />pertinent details relative to the distress or locations of moisture infiltration <br />• Conclusions as to the causes of distress within the roof assembly, and recommendations for cost <br />effective maintenance procedures and/or replacement <br />• • Projected budget costs and prioritization schedules pertaining to those areas having the greatest <br />need for repair and/or replacement <br />Roof Spec Inc. is not a commercial roofer, and so their recommendations and review will be objective, <br />and will provide staff and the council with information needed to make an informed decision about <br />ongoing maintenance for the roof. <br />ACTION REQUESTED: <br />Authorize City Administrator to sign a contract with Roof Spec Inc. in the amount of $750.00 to provide <br />the above services. <br />38 <br />-CHG02:40069922.v1 ~9/28/OS 11:33 AM <br />
