7 <br />• <br />City of Falcon Heights <br />Planning Commission <br />Date: 1 1 /27/95 <br />• <br />ITEM: Review of proposed amendments to the zoning code <br />SUBMITTED BY: Carla Asleson, Administrative Assistant/Planner <br />EXPLANATION/DESCRIPTION: <br />Staff is in the process of preparing several minor amendments to the city zoning <br />code. The proposed changes, with one or two exceptions, would clarify the <br />existing code rather than create new policy. Proposed text containing these <br />changes will be brought to Monday night's meeting. <br />Among the proposed amendments are: <br />• A requirement that when an attached garage is converted to living space, <br />the owner must construct a replacement garage on the property. If the <br />property has access to an alley, the existing driveway would be required to <br />be removed. <br />• A clarification regarding the placement of decks, stoops, and covered <br />porches in front yards. <br />• Changes to the requirements for a hot tub vs. a swimming pool (currently, <br />the zoning requirements are the same) <br />• Corrections where there is contradictory requirements within the zoning code <br />ACTION REQUESTED: <br />1. Review proposed amendments to the zoning code. <br />2. Schedule a public hearing on the amendments for January 22, 1996. <br />• <br />
