"B-3" SHELLING AND LARPENTEUR COMMUNITY BUSINESS <br />DISTRICT <br />9-10.01 "B-3", Snelling and Larpenteur COMMUNITY Business <br />District <br />Subdivision 1. Purt~ose and Intent. <br />The district applies only to the four quadrants of the <br />Larpenteur and Snelling intersection. The district is <br />designed to provide retail sales and services that only <br />serve the surrounding neighborhoods' and community's needs. <br />Retail sales and services that serve a larger geographic <br />area are available in larger, nearby business districts in <br />adjacent cities. By limited and controlling the uses that <br />are permitted, the district is designed to be accessible to <br />retail customers from the nearby neighborhoods and the <br />community, to be compatible with the character of the <br />• neighborhoods and overall community, and to minimize the <br />blighting influence on the surrounding residential <br />neighborhoods. <br />• Furthermore, the district provides for and encourages <br />compact centers for retail sales and services by grouping <br />businesses into patterns of workable relationships that <br />complement each other. The district is designed to be <br />easily accessible to users. It excludes highway oriented <br />and other high traffic volume businesses that would tend to <br />disrupt the cohesiveness of the shopping center or its <br />circulation patterns and shared parking arrangements. <br />Subdivision 2. Permitted Uses. No structure or land shall <br />be used except for the following uses (SIC = Standard <br />Industrial Classifications from the Office of Management and <br />Budget, SIC Manual, 1987): <br />a. Auto parts and accessory stores. <br />b. Apparel and accessory stores (SIC 56). <br />c. Beauty and barbershops (SIC 723 & 724). <br />d. Bowling alley <br />. e. Coin and philatelic (stamp) store. <br />f. Computer programming and data processing <br />. services (SIC 737} , <br />67 <br />
