PLANNING COMMISSION <br />• DATE: 5/18/93 <br />Agenda Item: 5 <br />ITEM: Request for a variance in Chapter 9 §13.02 Subdivision <br />3 (e), the side and front yard setback requirements for <br />a sign at 1753 B Hamline Avenue (the Blomberg building) <br />in a B-2 zone <br />SUBMITTED BY: Mr. Paul White, proprietor of the Coffee Grounds <br />Coffee Shop, on behalf of the property owner <br />REVIEWED BY: Susan Hoyt, City Administrator <br />EXPLANATION/DESCRIPTION: <br />Mr. White, the proprietor of the Coffee Grounds Restaurant, is <br />requesting a variance in the side and front yard setback <br />requirements for a pedestal sign for his new business located at <br />1753 B Hamline Avenue in the Blomberg Shopping Center. <br />According to the zoning code Mr. White may put up on a sign that <br />is ten feet from the front and side yard property lines as long <br />as it meets height and area requirements. The sign he proposes <br />is 12 feet high (the maximum is 35 feet) and 24 square feet (6 <br />• ft. by 4 ft.). It is within the square .footage allowed for the <br />builidng <br />Mr. White is requesting that the sign be erected two feet from <br />the southside property line and six feet from the east side <br />property line so the sign post does not take up a parking space <br />in the parking area, but is located in a grassy area between the <br />Hoyt/Hamline Auto Repair Shop and the Blomberg parking lot. <br />The sign face will be at least two feet from each property line <br />as required by the zoning code. <br />The sign face will be seen going north and south on Hamline <br />Avenue. Mr. White said he will turn off the sign when the <br />business is closed. No neighbors responded to the notice of the <br />variance as of this writing. <br />RECOMMENDATION: <br />It is reasonable to grant the variance for the sign because it <br />assures the maintenance of an existing parking place and it <br />provides identification for a business that is difficult to see <br />from Hamline Avenue due to its rear location in the Blomberg <br />Building. <br /> <br />
