PLANNING COMMISSION <br />DATE: 5/24/93 <br />• AGENDA ITEM:. 6 <br />ITEM: Public hearing on a lotsplit on 1739 Fairview for a lot <br />on Lindig <br />SUBMITTED BY: Marilyn E. and Raymond A. Sandford, property <br />owners <br />REVIEWED BY: Bill Westerberg, Assistant City Engineer <br />EXPLANATION/DESCRIPTION: <br />The property owners of 1739 Fairview Avenue wish to divide their <br />lot (a through lot to Lindig Street) into a second lot for the <br />construction of a single family home. This is the eighth lot to <br />be subdivided off of Fairview on Lindig for this purpose. <br />The assistant city engineer reviewed the plans for the proposed <br />lotsplit a 1739 Fairview to determine if it is in conformance to <br />the city code. He finds that it is, but is recommending that the <br />planning commission approve the lotsplit with the condition that <br />the city engineer work with the property owner and surveyor to: <br />1) determine the drainage pattern using a topographic survey <br />off of the property to avoid any problems with neighboring <br />properties; <br />• 2) determine the appropriate easements along Lindig Street to <br />match the adjacent easements along Lindig; <br />3) dedicate the required easements along the front and sidelot <br />lines. <br />The plat will not be approved for recording until the city <br />engineer determines that these conditions are met. This should <br />be a straight forward process. <br />ATTACHMENTS: <br />A -.Site plan <br />B - Plat map with proposed lotsplit <br />C - Letter from parties requesting lotsplit <br />D - Letter from assistant city engineer dated 17 May 1993 <br />ACTION REQUESTED: <br />1. .Hold public hearing. <br />2. Discuss and recommend approval of the proposed lotsplit at <br />1739 Fairview with the conditions that drainage and <br />easements be approved by the city engineer before the final <br />• plat is recorded. <br />
