I.arper>tt~eur Avenue West <br />Falcon Heights, Mhi SS113 <br />Rt?: SANDFORD PROPF.1tTY LOT SPLIT <br />Dear Ms. Hoyt: <br />As requested, we have reviewed the tot split for t~ Donald Sandford property located between <br />Fairview Avenue and Lindig Street, and offer the following comments: <br />1, The Certificate of Survey we reviewed was dated May 7, 1993, a~ was prepared by <br />Robert B. Sikich, a Registered Land Surveyor with Pioneer Engineering. <br />2. The area is zoned R 1 which is none-family residCntial district requiring a minimum lot <br />size of 14,000 square feet, 75 feet of frontage, 3U-foot fnmt yard Eck, and a 5 foul <br />ode yard setback. Both lots will have the minimum Lot size and front footage. The <br />eusting Lot meets the suck requirements. <br />3. The City should require a topographic survey of the existing conditions on the property <br />being split and overlappizt~g into the adjal~nt per. The new lot Ming crea6etl should <br />have a proposed grading Plan with the house pad elevation shown, drainage arrows, and <br />spot elevations showing hovl+ the new Sot will handle the surface drainage. All drainage <br />should be direcOod down lot lines. <br />4. Additicxml street easanent will be requiroed along Lindig Street. Easeanent has beta given <br />from the l~s ~ die north and south of this property. The survey shaild ind>icabe these <br />easements and show how they will n>datch the a~jacxnt pmp~ties. The surveyor should <br />determine if the easements on either side of this property were deeded to the ~Y or <br />given as Casements, which will affect the proposed >setback of the house. <br />The siwey must show the adjacent houaes a~ their setback from the property line. <br />5. Planning and DeveloprnCnt Ordinance 9-17.04 Subdivision 4 r~oquirres drainage and utility <br />easements along lot lines.
