That is, homes are in <br />one area, commercial in another, and industrial in another. Where this type of <br />zoning is maintained, you achieve orderly development and you also preserve <br />values. <br />As a part of zoning, there are various restrictions that apply to each of these uses. <br />These restrictions include lot size, access to public roads, building size and height <br />• limitations, setback requirements, etc. These restrictions all have purposes, some <br />deal with safety, others with road maintenance, access to utilities and other factors. <br />When these requirements are met, they not only accomplish the above factors, but <br />they also maintain property values. The reverse ~s also true; that is, if individual <br />properties are for some reason put in a situation which makes them out of <br />compliance with zoning requirements, the property out of compliance and adjacent <br />properties maybe adversely affected. <br />In your particular situation, the adjacent property owner to the west constructed a <br />~azage that is substantially lazger than the zoning code allows and, as I understand <br />:t, has bcea built without a variance ivsued by the city. Care has to be taken <br />by the community, in this case Falcon Heights, to make sure that these situations do <br />not occur, since property values will suffer. <br />I have not made an apprasial of your property, but it would appear that your <br />property has suffered a loss of at least 5% of its value and ossibl more.
