• variance being in the northwest corner of the addition for 2.32 <br />ft. <br />Adiacent structures/style <br />The addition will parallel a garage on the neighbor's property <br />and be several feet from the adjacent structure (see Attachment <br />C). The garage addition will keep the same style and roof line as <br />the existing one car garage. <br />Neighbor's comments <br />The neighboring property owners, Drs. O'Leary, at 2252 Folwell <br />verbally stated they did not object to the granting of a variance <br />for this addition. <br />Staff recommendation <br />Staff recommends the granting of a variance of 2.32 feet in the <br />rear ten feet of the addition in the sideyard setback §9-4.01 [4) <br />(c) of the zoning code for the following reasons: <br />• It's a reasonable way to accommodate the off-street <br />parking and storage space provided by a two and a half <br />• car garage. <br />• Over the past two years the city revised the zoning <br />code to accommodate garages with 576 sq, ft. of storage <br />area on the city's smallest lots, and, therefore, it is <br />reasonable to grant additional area. <br />• The shape of the lot requires a smaller setback in the <br />rear to make the addition possible. <br />• The proposed addition does not adversely impact the <br />neighboring property owner's property. <br />• The request meets the conditions for granting a <br />variance, specifically (c) property enjoyment and (g) <br />shape of lot (see Attachment D). <br />
