The developer must grant an <br />easement to the City over the outlot to use the road and road nght-of-way for public <br />purposes including emergency vehicles, public utilities and conveniences. <br />The developer must provide information required on private roads, such as <br />pavement section along with justification. The soils report has been provided. <br />~'~ _._-The City of Falcon Heights is approving the preliminary plat, not the final plat. <br />F. 1Vliscellaneous Items <br />We could not find anything in the City of Falcon Heights ordinances regarding a <br />surety amount to cover the construction of the proposed project. Our other clients <br />~,~y,,e(~- ~ generally required 100 to 125 9b of construction cost as surety. <br />~~ 1°f~°n ~e developer shall provide an estimate of cost with documentation. If he does not <br />~ c~ ar have time, we can prepare an Engineer's opinion of cost. The estimate shall be <br />r+ocmen~ separated into the following: <br />Sanitary Sewer <br />Water Main <br />Storm Sewer <br />Street Construction <br />Landscaping <br />Seeding and Sodding <br />Erosion Control <br />2. A location map showing the property in relation to the City as a whole.
