fit for }iuman occupancy, and comply with all applicable legal <br />• requirements of t}le State of Minnesota and the City of Vadnais <br />i-ieights, including the following requirements: <br />(1) hiaintenance of Shared or Public Areas: Every owner of <br />a dwelling containing two or more dwelling units shall maintain <br />in a clean and sanitary condition the shared or public areas of <br />the dwelling and premises thereof. <br />(2) [~4aintenance of Occupied Areas: Every occupant of a <br />dwelling, dwelling unit or rooming unit shall maintain in a clean <br />and sanitary condition that part or those parts of t}~e dwelling, <br />dwelling unit and premises thereof that he occupies and controls. <br />(3) Daintenance of Yards: Outside storage for dwellings, <br />dwelling units or rooming houses shall be limited to equiprnent <br />and materials for the care and maintenance of lawns and gardens, <br />except as may be provided in the Zoning Code. <br />(4) Pest Extermination: Every occupant of a dwelling or <br />dwellings shall be responsible for the extermination of vermin <br />and/or rodents on t'rre premises. Vo occupant of a dwelling or <br />dwelling unit shall accumulate fire wood, rubbish, boxes, <br />lumber, scrap metal or any other materials in such manner that <br />may provide a rodent harborage ~in or about any dwelling or <br />dwelling unit, stored materials shall be stacked neatly in piles <br />elevated at least six (6) inches above the ground or floor. No <br />• owner or occupant of a dwelling or dwelling unit shall store, <br />place or allow to accumulate any material that may serve as food <br />for rodents in a site accessible to rodents. Fire wood may be <br />piled no higher than six (6) feet. <br />(5) Sanitary Fixtures and Ap liances: Every occupant of a <br />dwelling unit shall keep all supplied fixtures and facilities <br />therein in a clean and sanitary condition and shall be <br />responsible for the exercise of reasonable care in the proper use <br />and operation thereof. <br />(6) Minimum Heating and Maintenance: In every dwelling <br />unit or rooming unit where the control of the supplied heat is <br />the responsibility of a person other than the occupant, a <br />temperature of at least sixty-eight (68) degrees Fahrenheit shall <br />be maintained at a distance of three (3) feet above the floor in <br />all habitable rooms, bathrooms and water closet compartments from <br />September t'nrough May. <br />(7) Minimum Exterior Lighting: The owner of a multiple- <br />family dwelling or dwellings shall be responsible for providing <br />and maintaining effective illumination in all exterior parking <br />lots and driveways and walkways. <br />(8) Minimum Standards for Basic Equi ment and Facilities: <br />• No person shall occupy as owner, occupant or let to another for <br />4-1-89 44 <br />
