Larpenteur Avenue <br />Falcon Heights, MN 55113-5594 <br />Re: Subdivision of Lots 43 and 44, Larpenteur Villas <br />Dear Mrs. Hoyt: <br />We are enclosing the sketch of the plan to create a third lot <br />on the rear 100 feet of lots 43 and 44. <br />We propose a 100 foot by 146.79 foot lot to run North and <br />South and open onto Garden Avenue. <br />Lot number 44 is owned by Donald and Mitzi Weber and lot <br />number 43 is owned by Willis and Cornelia Warkentien. Both <br />owners desire this proposed creation of a new (3rd) lot. <br />As shown, the proposed lot will be 100 feet in width and <br />146.79 feet in length. Lot 44 will remain 68.55 feet in width <br />but will be reduced in depth by 100 feet to 195.40 feet. <br />Lot 43 will remain 78.21 feet in width and be reduced in depth <br />to 195.40 feet. All three lots will emceed 10,000 square feet <br />in size. <br />As you requested in your letter of September 12, 1990, I have <br />prepared an additional plat showing the placement of the <br />buildings on each lot.
