• <br />Meeting Date 7/23/90 <br />Agenda Item E-1 <br />CITY OF FALCON HEIGHTS <br />PLANNING COMMISSION <br />ITEM DESCRIPTION: A public hearing on proposed code revision to <br />9-2.04 (2)(b) - Lot Coverage of Detached Accessory Buildings. <br />SIIBMITTED BY: Susan Hoyt, City Planner <br />REVIEWED BY: <br />Susan Hoyt, City Planner <br />EXPLANATION/SUMMARY: <br />Strictly applying section 9-2.04 (2)(b) of the zoning code <br />Area: Detached accessory buildings shall not occupy more <br />than 35 percent of the area of a required rear yard. <br />is creating problems for new garages in the Northome neighborhood. <br />Applying 35 percent of the required rear yard to these 50 ft. lots <br />prohibits the construction of what are currently considered <br />• standard two or two and one-half garages. Therefore, the planning <br />commission proposed revising this section of the code to read: <br />Area: Detached accessory buildings shall not occupy more <br />than 35 percent of the area of the existing rear <br />yard, and shall not exceed a total of 1,000 sq. ft. <br />After reviewing this recommendation, the planner's report dated <br />July 16, 1990, identifies possible problems with this change <br />(attachment 1). <br />ATTACHMENT 1 - Planner's Report dated July 16, 1990 <br />ATTACHMENT 2 - Figures 1 and 2 illustrating lot coverage <br />ATTACHMENT 3 - Planner's Report dated June 25, 1990 <br />ACTION REQUESTED: <br />1.
