f <br />j <br />.S <br />`' PLANNING AND DEVELOPMENT 9-2.04 <br />i. Utility structures and other similar buildings for the storage <br />• of domestic supplies; such structures shall conform to the following <br />standards in Residential Districts: <br />1. Structures larger than 90 square feet shall require a <br />building permit.. Roof loads and wind loads shall conform to <br />requirements for a private garage as contained in the city <br />building code. <br />2. All such structures shall be secure from wind <br />displacement. <br />3. The area of such buildings shall not be less than <br />thirty-five (35) square feet. Only one such building shall be <br />permitted per lot and permitted only within the single family <br />districts. <br />4. The height of detached building shall not exceed twelve <br />(12) feet. If attached, the structure shall not exceed the <br />height of the principal building. <br />5. Exterior colors or materials matching the principal <br />structure or earthen tones shall be utilized. No door or <br />other access opening in a utility structure shall exceed <br />twenty-eight (28) square feet in area. <br />Subdivision 2. Specif ic. <br />a. Dwelling Unit: No accessory building or structure shall be used <br />for living purposes or as a dwelling unit. <br />b. Area: Detached accessory buildings shall occupy more than <br />thirty five percent (35~) of the area of a required rear yard. <br />(Amended by Ordinance 0-89-12, 7/26/89) <br />c. Minimum Clearance: The minimum dist~nee between the principal <br />building and an unattached accessory building shall be five feet. <br />d. Through Lot: The minimum setback from the rear lot line of a <br />through lot shall be thirty (30) feet. .(Amended by Ordinance <br />0-89-12, 7/26/89) <br />e. Corner Lots: The required setbacks shall. apply to all. types of <br />corner lots as well and such accessory buildings shall also adhere <br />to any-front or side yard setbacks as may be applicable to any <br />principle building on such lots from both streets. <br />f. Teats: A tent is not an approved accessory building and may not <br />be used _as a dwelling unit on any lot. <br />• <br />30 <br />
