. •- • • e <br />COMMUNITY PLANNING + DESIGN <br />TO: Ms. Heather Worthington, City Administrator <br />Falcon Heights, Minnesota <br />FROM: Dan Cornejo, Principal <br />CORNEJO CONSULTING <br />DATE: June 24, 2005 <br />RE: Site Plan Review <br />Black Bamboo Restaurant <br />1871 Larpenteur Avenue <br />PURPOSE <br />The purpose of this report is to review the June 6, 2005 Site Plan submittal by Michael A. <br />Medina AIA on behalf of Stanley and Carol Won to develop a new restaurant and an <br />accessory surface parking lot on a site located at 1871 Larpenteur Avenue, on the NE <br />corner of Larpenteur Avenue and Lindig Street. <br />My review will focus primarily on the four areas of the Falcon Height City Code, Chapter <br />9 -Planning and Development that apply to this site plan submittal: <br />^ PART 2: GENERAL PROVISIONS <br />^ PART 8: B-1 NEIGHBORHOOD CONVENIENCE DISTRICT <br />^ PART 13: SPECIAL PROVISIONS <br />^ PART 14: DESIGN AND PERFORMANCE STANDARDS <br />SITE DESCRIPTION <br />The site is currently developed with a vacant former restaurant building with an attached <br />"greenhouse", and with surface parking on the north and south sides of the building. <br />The site is approximately 15,480 sq. ft. It is zoned "B-1"NEIGHBORHOOD <br />CONVENIENCE DISTRICT. <br />DESCRIPTION OF DEVELOPMENT PROPOSAL <br />The applicant proposes to demolish the "greenhouse" portion of the existing building, <br />remodel the remaining portion to the east, and construct an L-shaped addition to the main <br />building extending 11 feet to the north and approximately 30 feet to the west.
