Notes from the June 23, 2005 Community Meeting <br />• Variance Requests for 1871 Larpenteur Avenue, Black Bamboo Restaurant <br />Members of the audience asked questions related to the proposed site plan and the variance <br />requests for this project. <br />Below is a record of those questions, and the answers given, as well as general comments about <br />the project. <br />uestions• <br />Q. What will be the impact on property values? <br />A. The city does not have information on property value impacts from commercial uses <br />adjacent to residential uses; however, well-maintained, attractive property is probably a benefit <br />to surrounding property owners. From experiences on the SE Corner of Snelling and <br />Larpenteur, values right now are not being enhanced by this site. <br />Q. Concern about having on-street parking on both sides, which was an issue when permit <br />parking was petitioned. Emergency access is an issue. Would City consider restricting <br />parking to one side? What about the portion directly across the street next to the <br />"farmhouse", where the restaurant patrons are most likely to park? <br />• A. Resident of that home does not use the street for parking; said it is OK with her. Apartment <br />residents like being able to park in front of their building occasionally. <br />Q. People still come up the street looking for an outlet to Roselawn, and they ignore the <br />"dead end" sign at the mouth of the street. Can we put a bigger "dead end" sign up? <br />A. The city will review the signs in that area, and try to accomplish a better sign plan for the <br />area that gives clear directions to motorists. <br />Q. Why have sidewalks? <br />A. Larpenteur Avenue already has sidewalks, and these will remain. If the property owner <br />wants to put in a sidewalk on the west side of the property, it would be in the right of way, and <br />would have to be approved by the city. However, it may be beneficial for the safety of their <br />customers walking from the parking in the rear to the front entrance. It would not extend north <br />of their property. <br />Q. What will the hours of operation be? <br />A. 10:00 a. m. to 9: 00 p. m., Monday through Thursday <br />10:00 a. m. to 10:00 p. m., Friday and Saturday <br />• <br />Notes from Neighborhood Meeting on 1871 Larpenteur, June 23, 2006 Page 1 of 3 <br />
