• h. Signs on non-conforming uses shall be considered as if zoned "B-1". <br />i. The owner or lessee of any sign, or the owner of the land on which the sign is <br />located shall keep the grass, weeds, or other growth cut and the area free from <br />refuse between the sign and the street and also for a distance of six (6) feet behind <br />and at the ends of said sign. <br />Subdivision 3. Business districts ("B-1 and B-3") <br />a. Types of Signs Allowed. Business, nameplate, identification, illuminated, <br />ground, pedestal, political, real estate sales, shopping center sign where there are <br />three (3) or more businesses, temporary, and wall. <br />b. Number of each type of sign allowed per lot frontage. One (1) real estate <br />sales sign, two (2) temporary signs, one (1) nameplate sign, and one (1) political <br />sign for each candidate, and one (1) business sign or one (1) shopping center sign. <br />If a shopping center sign is utilized, each business establishment located in the <br />shopping center shall also be permitted one (1) business or nameplate sign. <br />c. Size. <br />. 1. Except as provided herein, the total square footage of permanent sign area <br />for each business shall not exceed two (2) square feet of sign area for each <br />lineal foot of unsigned building frontage, except where a location is a <br />corner lot, the amount may be increased by one (1) square foot of sign area <br />per front foot of building along a side lot line. <br />2. No individual sign shall exceed one hundred and fifty (150) square feet in <br />area. <br />3. Each real estate sales sign, temporary sign, and political sign shall not <br />exceed twenty (20) square feet in area. <br />4. Each nameplate or business sign shall not exceed seventy-five (75) square <br />feet in area. <br />d. Hem The top of the display shall not exceed thirty-five (35) feet in height <br />above grade except that roof signs shall not be permitted. <br />e. Setback. Any sign over six (6) square feet shall be setback at least ten (10) feet <br />from any lot line.
