• Falcon Heights 2008 Comprehensive Plan Land Use Changes 2008 - 2030: Summary Changes to privately held land in Falcon Heights are expected to be limited to larger properties adjacent to Larpenteur Avenue, west of Snelling. Existing uses will continue until owners are ready to redevelop, and change will be market-driven. The City expects the University of Minnesota and State Fair to retain all their land for their institutional uses. The Municipal Land Planning Act requires cities to direct sufficient land at densities high enough to allow the market to develop that city's share of the regional need for affordable units. (This share is about 20 units for Falcon Heights.) Falcon heights can fulfill this requirement, and meet the Metropolitan Council's forecast for housing needs in the City to 2030 by allowing residential redevelopment at or above the City's current average for multi-family properties (28 units per acre) in some or all of the potential redevelopment sites. Allowing mixed residential/business use on sites that are now zoned for commercial use would retain jobs and help meet the projected employment needs in the community. 2008 - 2020 • Construction of Bell Museum at Larpenteur and Cleveland by 2010 • Hermes property redirected to Mixed Use Residential if redeveloped • • West portion of TIES property (former City Hall and fire station) redirected to Mixed Use Residential if redeveloped • 2129 Larpenteur becomes part of the Ramsey County Historical Society operation at Gibbs Museum, rezoned. • Possible development of fraternity house at Cleveland and Commonwealth could come under City zoning jurisdiction, rezoned. 2020 - 2030 • South parcel of TCCU property redirected to Mixed Use Residential • Larpenteur Manor redirected to Mixed Use Residential • Townhome or medium density multi-family redevelopment possible on Larpenteur between Arona and Pascal C]
