• Assets and Characteristics of the Larpenteur Corridor <br />• Existing higher density housing. Most existing multi-family housing in the City is <br />on or near Larpenteur <br />• Existing business zones. Of the City's existing business districts, all but one are on, <br />or just off, Larpenteur. The City's central business district surrounds the intersection <br />of Larpenteur and Snelling. <br />• Transit. Larpenteur Avenue is a public transit route between downtown Minneapolis <br />and downtown St. Paul. It crosses Snelling Avenue, a major north-south transit route <br />that connects Roseville's commercial center with St. Paul's Midway (and the future <br />Central Corridor LRT) and the Hiawatha LRT line <br />• Cultural Assets. Gibbs Museum of Pioneer and Dakotah Life is located at the <br />northwest corner of Cleveland and Larpenteur Avenues, across the street from the site <br />of the new Bell Museum, scheduled to be built by 2010. <br />• Recreational Amenities. The Les Bolstad University of Minnesota Golf Course and <br />women's soccer stadium are both located in the vicinity of Larpenteur/Cleveland. The <br />City's three largest parks are all directly connected to Larpenteur Avenue by walks or <br />trails. <br />• Community Amenities and Services. Falcon Heights City Hall and fire station are <br />both on Larpenteur, just east of Cleveland. In summer, the popular Farmers Market <br />• opens once a week on the grounds of Twin City Co-ops Federal Credit Union, just <br />east of City Hall. <br />Existing Land Uses on Larpenteur Avenue <br />Properties on Larpenteur Avenue fall into four broad categories: <br />• Business and commercial properties or groups of properties, including the <br />Snelling/Larpenteur commercial core <br />• Existing multi-family residential properties <br />• Existing single-family homes and duplexes <br />• Public and institutional land, including land used for agriculture research <br />Of these, the last two categories are considered improbable candidates for redevelopment. <br />In addition there are sites which have been redeveloped within the last 25 years and <br />which are not considered likely redevelopment candidates by 2030. <br />• 1666 Coffinan -senior condominium apartments <br />• Falcon Heights Town Square (SE corner of Snelling/Larpenteur) <br />• Falcon Crossing - NE corner of Snelling/Larpenteur <br />• Stratford Professional Office Park -Prior Avenue, north of Maple Court and City <br />Hall <br />r~ <br />Falcon Heights Comprehensive Plan 2008 Draft -January, 2008 Part II: Land Use ~ Housing, Page II-13 <br />
