• comprehensive plan. The R-3 designation was originally intended for medium density
single-family attached residences and small multi-family buildings. It would be
appropriate for Falcon Heights to restore this zoning category in this comprehensive plan
for its original purpose and redefine the R-4 zone to accommodate both the existing
multifamily densities and expected future development. Areas where a new R-3 zone
might be appropriate include the present R-2 properties on the north side of Larpenteur
and the block of older multi-family buildings on the south side of Larpenteur east of
Arona Street.
•
•
CommerciaUBusiness Properties in the Larpenteur Corridor
Existing private commercial land occupies 30.46 acres in the Larpenteur Corridor.
