CITY OF FALCON HEIGHTS <br />Pursuant to due call and notice thereof, a special meeting of the City <br />Council of Falcon Heights, Minnesota was held on April 20, 1983. <br />• The following members were present: Mayor Warkentien, Councilmembers <br />Ciernia, Chestovich, Eggert and Larson, and the following were absent: None. <br />Mayor Warkentien introduced the following resolution and moved <br />its adoption: <br />RESOLUTION 83-11 <br />A RESOLUTION APPROVING THE PRELIMINARY AND FINAL <br />PLAT OF FALCON WOODS N0. 3 ADDITION AS SUBMITTED <br />WHEREAS, Good Value Homes, Inc. has submitted preliminary and final <br />plats for Falcon-Woods No. 3 Addition for the following tract of land: <br />That part of the following described property lying south of Falcon <br />Woods No. 2, according to the plat of record thereof; The North 20. <br />acres of that certain 35 acre strip or tract of land described as <br />the West 20 acres of the East half of the Southwest Quarter and the <br />East 15 acres of the West half of-the Southwest Quarter of Section <br />16, Township 29, Range 23, and the 21 acres East of the West 44 <br />acres of the West half of the Southwest Quarter of Section l6, <br />Township 29, Range 23, except the South 462 feet thereof; <br />and lying north of the north line of, and the westerly extension of <br />• said north line of the following described parcel of-land: <br />The South 15 acres of the <br />20 acres of the East half <br />acres of the West half of <br />Township 29, Range 23, ex~ <br />said South 15 acres which <br />765 feet, <br />parcel of land which consists of the West <br />of the Southwest Quarter-and the East 15 <br />-the Southwest Quarter, all in Section 16, <br />Sept that part of the South 765 feet of <br />lies East of the West 60 feet of said South <br />and, <br />WHEREAS, Good Value Homes., Inc., is desirous of constructing single <br />family structures as soon as possible, <br />NOW THEREFORE, the City Council of the City of Falcon Heights, Minnesota, <br />hereby approves the preliminary and final plat of Falcon Woods No. 3 Addition <br />and authorizes the Mayor and Clerk Administrator to execute such plat. <br />It is further directed-that said plats are approved subject to develop- <br />memt agreement to be executed between the Developer and City incorporating <br />the following: <br />(a) Letter of Credit or cash deposit in lieu of <br />(b) Walkway easement of Ten (10) feet between Lots 23 and 24, Block 1 <br />(c) Holding pond area agreement and dedication between Good Value Homes, <br />Inc., Hawkins Estate and Hewlett Packard Corporation be recorded <br />• with the County and on file at the Clerk's Office in the City of <br />Falcon Heights <br />(d) A feasibility study be prepared by the City Engineer <br />(e) A Development Agreement With Conditions <br />
