No. 01-07 <br />• City of Falcon Heights <br />City Council Resolution <br />Date: April 11, 2001 <br />RESOLUTION APPROVING A VARIANCE FOR THE GIBBS FARM MUSEUM, RAMSEY <br />COUNTY HISTORICAL SOCIETY (RCHS) <br />On April 11, 2000, the Falcon Heights City Council granted the following variance request for the Gibbs <br />Farm Museum, owned by the Ramsey County Historical Society, and located at 2097 W. Larpenteur <br />Avenue, Falcon Heights, MN 55113. <br />Chapter 9-2.05, subd. 2(b) of the zoning code, in an R-1 zoning district. <br />A variance of one foot to allow the construction of a seven foot high privacy fence along the north- <br />western boundary of the property (as drawn in attached drawing). <br />The City Council adopted the following findings for granting the variance at the Gibbs Farm Museum, <br />2097 W. Larpenteur Avenue: <br />• a. That the granting of the variance will not be detrimental to the public welfare; <br />b. That the granting of the variance will not substantially diminish or impair property values or <br />improvements in the area; <br />c. That the granting of the variance is necessary for the preservation and enjoyment of substantial <br />property rights; <br />d. That the variance will not impair an adequate supply of light and air to adjacent property. <br />e. That the amended variance will not impair the orderly use of the public streets; <br />f. That the variance will not increase the danger of fire or endanger the public safety; <br />g. That a particular hardship, as distinguished from mere inconvenience to the owner, would result if the <br />strict letter of the chapter were carried out. <br />h.
