He also had concerns regarding the <br />height/size of the structure and the amount of parking--quite a lot of <br />pavement and not enough green space. Chairman Stefanson felt they would <br />be good neighbors and will increase the tax base. Phil Chenoweth advised <br />that he had discussed with the Clerk Administrator the possibility that <br />the tax increment financing plan could be amended to include this <br />University development and that this should be kept in mind in future <br />planning. Jim Bourguin stated that this development could take some <br />of the pressure off the development of the Hawkins-Hermes property for <br />increased density. He also pointed out that he felt more parking should <br />be made available along Coffman instead of Larpenteur as it will create <br />a traffic circulation problem if left as presently indicated. Harold <br />Nilsen and Don Mead agreed with Jim and also felt it was a good project <br />for the community. <br />HOUSING <br />PROJECT FOR <br />UOFM <br />RETIREES <br />(continued) <br />~7. Stefanson brought the Planning Commission up to date on Ordinance #191. ORDINANCE <br />The City Council has referred it to the planning Commission to make #1911 <br />recommendations. After a considerable discussion on whether the parking AMENDED <br />should remain at 2-1/2 spaces or revert back to two spaces as previously <br />recommended by the Planning Commission, Phil Chenoweth suggested adoption <br />of the following language in Section 1, 11.2 (1~.1~) Multiple Dwellings. <br />"At least two (2) parking spaces per dwelling unit, except that two and <br />one-half (2-1/2) parking spaces per dwelling unit are required for multiple <br />units of ten or less that abutt no-parking zones." Jim Bourauin moved,- <br />seconded by Don Mead, to adopt the above language. &iotion carried <br />unanimously. <br />The Planning Commission continued work on rewriting the zoning ordinance SECTION 9 <br />and completed Section 9 "B-1" Limited Business District. B-L LIMITED <br />BUSINESS DIS7 <br />The next meeting is scheduled for February 7th at which time Section 10 RICT DONE: <br />and 11 will be discussed. Jim Bourquin also suggested that the Comprehensive <br />Plan be reviewed in the business district area where the Flower City fire NEXT MTG. <br />took place.
