MINUTES <br />SPECIAL PLANNING COMMISSION MEETING <br />AUGUST 23, 1983 <br /> <br />A special Planning Commission Meeting was called to order at 7:18 by <br />Chairman Stefanson. <br />Stefanson, Wallin, Nilsen, Olson, Brown and Chenoweth. Also present PRESENT <br />were Council Liaison Ciernia, Engineer Schunicht and Planner Dale. <br />Geistfeld, Mead and Bourquin. ABSENT <br />Don Hamilton, Hewlett Packard Corporation, introduced Michelle Foster MICHELLE <br />of Opus Corporation, who presented the proposed plans for the addition FOSTER, OPUS <br />to the Hewlett Packard building. Ms. Foster explained that the addi- CORPORATION <br />tion will total 44,000 square feet, part of which is a small cafeteria PRESENTS <br />on the west, with additional parking to the north. It also provides for ADDITION <br />landscaping in the berm area, at the entry of the building and some <br />landscaping in the parking lot. <br />Engineer Schunicht explained that he had .previously met with Opus and ENGINEER <br />Hewlett Packard for discussion of the plans and reviewed his comments SCHUNICHT <br />and recommendations listed in his letter of August 23, 1983. The pros <br />and cons of fencing the pond were discussed after Council Liaison <br />Ciernia inquired why the Engineer recommended that the need for fencing <br />• should be reconsidered. Engineer Schunicht explained that the present <br />pond is fenced due to the fact that it has very deep slopes, but with <br />the 5:1 slope he is recommending, fencing should not be necessary. <br />Ron Auerbach., Project Manager with Opus Corporation, stated he felt RON AUERBACH <br />the interruption in the berm on the east is not a problem as 85% OPUS CORP. <br />of the boundary-will be bermed and Opus would prefer landscaping MR. & MRS. <br />the interrupted area rather than berming. Mr. and Mrs. Frank Irving, FRANK IRVING, <br />1745 Tatum, who live adjacant to the interruption in the berm indicated 1745 TATUM <br />they would not object to leaving the interruption if there is proper <br />landscaping and they would prefer no fencing. <br />Planner Carl Dale stated he approved of the plan and was pleased with CARL DALE <br />the amount of open space and landscaping. <br />The traffic flow and the possible need for traffic signals in the future <br />were briefly discussed. <br />Following the discussion Member Nilsen moved, seconded by Member Wallin., PLANS <br />that the plans be approved as presented with recommendations made by APPROVED <br />the City Engineer. Motion carried unanimously. <br />Member Chenoweth explained that the City Attorney felt the Commission <br />should adopt a resolution approving the plan for Tax Increment Financing <br />District No. 1 and moved the adoption of the following resolution: <br />• <br />
