The concept of Planned Unit Development (PUD) as applied to <br />the undeveloped areas west of Tatum Street and north of Larpenteur <br />was discussed at length. <br />Basically a PUD would allow variations in strict application of the <br />Zoning Ordinance regarding densities, mixed use, heights, etc. These <br />variances would be offset by certain amenities provided by a proposed <br />development. A master PUD plan would be approved by Council, the de- <br />tails and trade-offs being worked out between the developer and the <br />Council. <br />Consensus of the Commission indicated that the parcel of land in question <br />(about 38 acres) should be planned as a whole, not in bits and pieces <br />and that any proposal should contain Iow density housing as a buffer be- <br />tween existing single family residences and higher density housing. The <br />question of hi gh rise construction was raised and the members of the <br />Commission indicated that a properly designed plan for the 38 acres may <br />contain five story structures and be acceptable." Various questions as <br />to storm drainage and sanitary sewer remain to be answered. <br />It was moved, seconded and unanimously carried that the Commission rec- <br />ommend that Council take appropriate action to adopt an amendment to <br />the Zoning Ordinance allowing PUD's. A Planning Commission meeting was <br />scheduled for 29 October at 7:30 to discuss the wording of such an amend- <br />ment. <br />~i ~... <br />Harold Neilson volunteered to collect information related to current <br />trends in Zand development as pertains to the parcel in question. <br />ITEM 2. Norm Ecklund raised the question of the possible extension of <br />Lindig Street and it was indicated that no extension is contemplated. <br />ITEM 3. Beginning in November regular Commission meetings will be held <br />on the second and fourth Tuesday of each month at 7:30 pm provided there <br />are items for discussion. If so an agenda will be mailed the preceeding <br />week; if no agenda is mailed, there will be no meeting. <br />
