Sorva-a <br />Attn: Mr. Dewan Barnes <br />-City Clerk-hdministrator <br />Re: Review of_Thatcher Property Plat <br />City of Falcon Heights <br />File lYO. 6044 <br />• <br />Dear Mr. Barnes: <br />We have. briefly rev:i.ewed the photocopy of the praposed plat for the Thatcher <br />property that you submitted ta.our affice. <br />The layout as .shown :i.s incomplete for review for the following reasons: <br />1, No contours or elevations are shown therefore drainage cannot <br />be determined. <br />2. Existing utilities are not shown. <br />3. Existing topography is not included. <br />4. Adjacent buildings should be shown. <br />It is recommended that the above information be requested from the developer <br />prior to considering further review of the plat. <br />We would also offer. the following recommendations or suggestions on this <br />plat for your cons3.deration: <br />1. The proposed street right-of-way width shown is only SO feet while <br />the.Citystandard is 60 foat. <br />2. It is recomrended that the cul-de-sac be platted to a minimum 60' <br />radius to provide sufficient turn around area for emergency vehicles <br />and snow plows . <br />3. The 1_ot sizes are just over the minimum 10,000 sq.ft, area x'equired. <br />We would suggest that possibly sorne other arrangement might be ad- <br />vantageous. <br />4. It will be necessary to obtain a highway entrance permit from the <br />state to construct the proposed street. <br />Page 1. <br />
