It is ° <br />time to start shaping communities by planning: instead of zoning.. <br />- These planners have proposed a new method called Planned Unit <br />Development (PUD) as a means of solving these contemporary <br />:development problems. <br />Arguments for planned unit developments, rest on the basic <br />premise-that better neighborhoods may result when acombin~- <br />tion of land uses and housing types is .planned as a unit...Ad- <br />vocates claim ,:that the general vQelfare of the public is served <br />by better planning because.; (1) more convenient,: enjoyable and _ <br />livable neighborhoods can be achieved ~ (2) more economically <br />viable communities may result. <br />' The. uxriqueness in the PUD approach is the variety, flexibility <br />and order in establishing: residential living patterns.. Variety is <br />achieved. by permitting a mixture of housing types within one <br />development such as; single family, .semi-detached, row: houses, <br />apartments. Flexibility is achieved by. permitting. variations of <br />the rigid subdivision regulations, such as front .yard. and. side <br />yard setbacks, street width, etc.: And order is achieved by re- <br />quiring advance consideration (between the .Planning Commis- <br />sion and developer)' of all of he aspects of land development <br />.including marketability,. conservation of land, traffic flow, utili- <br />ties and services, and evaluation of -each project.::.for its own <br />merit. <br />PUD Pays Off <br />FUD developments can have economic payoffs for both the _ <br />commutnity and the developer.
