Paul, Mn. 551.13
June 27, 1974
Mr. George Plant, Chairman
City Planning Commission
16+4 Larpenteur Ave. W.
St. Paul, Mn. 55113
Dear Mr. Plants
Reference is made to the proposed re»iaoning of the Hermes property to Rw3.
We have enjoyed "country residential" living at our present address for
19 years and have been well ewers of the eventuality of development of
the land behind us, owned by Herpes. Horever, our reaction to the proposal
at the meeting on Monday night Sias RHOCK. This appears to be the reaction
of other neighbors nearby. No one could believe this to be real.
Another reaction expressed was that there were so few of us on the west
side of lhtum that we would have a,very~~small voice in the decision to be
made. In any event, we xisb to present our viewpoint here.
A"large apartment complex ~,~5 stories and 320 unite would mean noise,
a monster traffic problem on Larpe~iteur, a need for increased po~,ioe arxi
fire protection (iilcr~asedtaxe~?) arad a change from quiet residential
living to urban flavored environment. Is this what the city fathers
would ,xant for -our c~omcaunity? Wd',also wonder what business or oomrcial
.use wto~.d be established on the Larpenteur Ave. portion of the property
that xas blank on the model shown us at the meeting?
~.
We would suggest that the meeting on Monday night was well attended by
.many members of the Hermes. family, some of whom do not live in Falcon
Heights, who would benefit finanoially from the re-»soning. the showing of
hands "for" and "against" was an indication of their presence at the
meeting and not a community representative vote.
Zhe decision to rezone the Hermes property should not be made now. We
urge you to initiate a study of the area by a professional planner to
evaluate the entrironmental impact of such a developaent upon property
values and upon the life sty'~e of this community, and to determine how
best to plan for the use of this property as well as the Hawkins~~ose Hill
property to the north and crest of it.
•
wank you for your consideration..
Sin rely yo
~~.~
~~ ~
Frank D, and Jea .~ ruing
CC: City Council
