Plant <br />Chairman Planning Commission <br />Village of Falcon Heights <br />1644 Wiest Larpenteur Avenue <br />Falcon Heights, Minnesota 55113 <br />Dear Mr. Plant: <br />We, as residents of the Village of Falcon Heights oppose the <br />rezoning of certain Village property from an R-l, one family residen- <br />tial district, to an R-2, one and two-family residential district. <br />The legal description of the property (hereinafter called Pothen <br />Property) for which an application has been made for rezoning is as <br />follows: <br />• That part of the Ne~/a of the SWyv of Sec. 15, T.23, R.23, <br />lying E'ly of the plat of Klatt's Addition No. 2, and <br />N~'ly of Ruggles Street and S!1y of Roselawn Avenue. <br />We are opposed to this rezoning for the following reasons: <br />1. No Need For Such Rezoning. <br />No evidence of need has been presented to justify the <br />rezoning of the Pothen Property. All property for sale <br />within the past five years for the building of single <br />family dwellings, located near the Pothen Property has <br />been sold within a reasonable amount of time. We feel <br />that the applicant for rezoning should have the burden <br />of showing that a real need exists for the change. <br />2. Homes Built In Reliance Uf Continued R-1 Zoning. <br />The present homeowners in the immediate area of the <br />Pothen Property built their homes with the assurance <br />that this property would remain zoned R-1. <br />3. Most Renters Have ?Jo Long-Term Vested Interest In The <br />Rental Property. <br />Two-family rental units create a greater turnover of <br />residents than do individually owned single family <br />homes. Since renters have no long-term vested interest <br />in the rental property, such property is more apt to <br />
