PLANNING CO~~ZA2ISSION MEETING
April 13, 1965
Village Ha11
~dembers present: Plant, Libby, Larson, Otis and Black
Members absent: Mrs. Berdie, Ohman, Hindermann
The Larpenterrace .Apartments proposal was re-submitted by Harry Goeman and
Clarence Lowe with the p rovision for right-of~ray for Hoyt Avenue along the
~y: south end of the lot. The nepr proposal shows 1.38 parking stalls per housing
unit. This requires a variance from the 1.5 parking stalls as required by
the ordinance.
Regarding the Larpenterrace proposed apartments: - -
Gordon Nelson of the fire department reviewed plans for access of fire equipment
and location of fire hydrants. He recommended four hydrants along east access
road distributed uniformly near entrances to structures.
Larson suggested that lights be provided in the parking lots and parking stalls
be provided with receptacles for enging heaters. Parking stalls should be plainly
marked.
It is recommended to the Council that approval of the conditional use permit be
made, that the variance to the parking ordinance be approved providing that the
garages be eliminated to provide ten additional parking spaces. (Ratio: of parking
stalls to housing unit will then become l.l~2.) It was felt that diversity of
parking in an apartment development of this size will probably not require as
many parking spaces as will a smaller one.
It is suggested that the building inspector should check with the fire chief
on hydrant and access requirements. Adequate lighting should be provided for
al.l parking lots.
Lindig proposal or sketch was not approved because of insufficient information
on sub-division I.
