0
ARTICLE VI
PLANS AND DATA FOR PRE-SURVEY PLANS AND DATA
6.1 While it is understood that generally a proposed subdivision
of an existing lot, or conveyance by metes and bounds description
will not be a development of the scope contemplated by the presenta-
tion and acceptance of a plat, the Council hereby declares that it
is in the best interests of community planning and development to
require the same or similar plans and data for such a subdivision;
as it does for the presentation and acceptance of a plat. The
Council shall require compliance with this ordinance which is
hereby made applicable to all conveyances when the parcel of land
conveyed is less than two and one-half (22) acres in area and
one hundred fifty (150) feet in width, unless such parcel is a
separate parcel of record at the time of the adoption of
M.S.A. §71.29, and all related statutes thereto.
6.2 All provisions of Article V are adopted herein by reference.
ARTICLE VIZ
VARIANCES
7.1 Hardship. Where the Council finds that extraordinary hard-
ships may result from strict complaince with these regulations, it
may vary the regulations so that substantial justice may be done
and the public interest secured; provided that such variation
will not have the effect of nullifying the intent and`Jpurpose of
the General Community Plan or these regulations.
. -17-
