March 29, 1963 <br />LOCATION: The East 158062 feet of the South 265.125 feet of <br />the Southwest one-fourth of Section 16, Township <br />29, Range 23. <br />(Roberts onstruction, Inc. property near or at <br />the northwest corner of Fairview and Larpenteur <br />Avenues in Falcon l~eighte, Minnesota). <br />ACTION REQUESTBD: Rezoning of the above described real estate from <br />R-3 to B°2 zoning pursuant to the provisions of <br />Ordinance No. 64 of the Village of Falcon Heights. <br />PLANNING CONSIDERATIONS <br />1. The property is proposed to be used as a service station site. <br />2. The land is presently zoned R-3, Multiple l~~+mily Residence. <br />3. The proposed zoning distirct classification is B°29 Retail Business. <br />Permitted uses in B-2 Districts include retail business and services <br />with service stations being a conditional use. <br />4. The existing land use and zoning; of the area are as indicated on <br />the accompanying sketch: <br />a) The area to the north is sia~gle family residential; <br />b) The land to the west is the site of an apartment house and <br />is Zoned for such use; <br />c) The area to the east across Fairview Avenue is vacant and zoned <br />for "Limited Business"; <br />dj Land to the south across Larpenteur Avenue is in public (University <br />of Minnesota] agricultural tssc or is vacant in terms of urban <br />~ land use; and <br />e) Land to the southeast across Larpenteur is zoned far "Limited <br />Business and Processing" and contains a mixture ~f such uses <br />and single family residences. " <br />5. Except for florist shops, there are not intense business districts <br />(B-2 Zoning District) or uses in the vicinity of the intersection <br />of Larpenteur and Fairview Avenues. <br />6, Although Larpenteur Avenue is and will continue to be a major thoroughfare, <br />Fairview Avenue is likely to remain as a Collector type street <br />with a minimum of through-traffic. <br />7. The Village of Falcon Heights has a Comprehensive Zoning Plan that <br />was prepared with due consideration for over-all Community land <br />use needs and such zoning does not recognize the site in question <br />as being suitable for inclusion in the B-2 Zoning District. Business <br />Districts established in the vicinity are of a "limited" nature <br />
