Chiti 0104064:01,10,6:, Agenda Item: C <br /> 8/25/93 <br /> Item: Request for a variance of two feet in the required five foot sideyard setback <br /> for 1817 Simpson Street in an R -1 zone Chapter 9, 2.04 Subd. 1 (d) of <br /> the zoning code <br /> Submitted by: Ms. Margaret Sampson, property owner <br /> Reviewed by: Planning Commission <br /> Susan Hoyt, City Administrator <br /> Explanation /description: <br /> Ms. Sampson plans to replace her existing 12' X 20' single car garage with a new <br /> 24' by 24' garage on her 60' by 134' lot. The current garage is 3 feet from the <br /> northside property line and approximately 34 feet from the rear property line (see <br /> diagram). She proposes to construct the new double garage 3 feet from the <br /> northside property line and 12 feet from the rear property line to provide adequate <br /> access in and out of the double garage. <br /> Staff analysis <br /> After viewing the site and driving around the neighborhood of Pascal and Simpson <br /> Streets staff finds the following: <br /> The proposed 3 foot setback does not significantly affect the relationship of <br /> the garage to the neighboring home because the existing garage is 20 feet <br /> long and 3 feet from the property line whereas the new garage will be 24 <br /> feet long and 3 feet from the property line. <br /> The additional 2 feet closer to the property line reduces the difficulty of <br /> getting out of the proposed double garage. <br /> The proposed setback of 12 feet from the rear lot line does not require a <br /> variance. <br /> The proposed new garage is located in a similar position to the garage on <br /> the property to the north. <br /> The garage and driveway configuration is very similar to several homes on <br /> the surrounding blocks. <br /> As of this writing, none of the three adjoining property owners have <br /> contacted staff about the variance request. <br /> ATTACHMENTS: A Site Plan <br /> B Resolution <br />
