Consent Consent Consent Consent Consent <br /> City Council <br /> Date: 10/27/93 <br /> Agenda item: c 6 <br /> ITEM: Request for a variance in §9 -2.04 subd. 1(c) of two feet ten inches in <br /> the required five foot sideyard setback for 1804 Tatum Street <br /> SUBMITTED BY: Mr. Curt and Mrs. Meredith Stockford, property owners <br /> REVIEWED BY: Planning Commission <br /> Susan Hoyt, City Administrator <br /> EXPLANATION /DESCRIPTION: <br /> Mr. and Mrs. Stockford are requesting a variance of two feet ten inches in the <br /> required sideyard setback on the northside of their property in order to construct a <br /> double garage (22'by 28')to replace an existing single car garage. The eave of the <br /> double garage will be two feet two inches from the northside property line. The new <br /> garage wall is proposed to be four feet eight inches from the northside property line. <br /> The existing single car garage is ten feet from the northside property line. <br /> The Stockfords are requesting the variance for two reasons. First, to construct a <br /> double garage that will have adequate access from the driveway without requiring the <br /> garage to move farther back into the rear yard, and, therefore, take up more green <br /> space with a driveway. Second, to maintain the shape and stability of an existing <br /> 20" plus caliper maple tree located to the southside of the existing garage. <br /> Staff analysis: <br /> The proposed garage meets the lot coverage requirements in the zoning code. <br /> The neighbor's garage to the north of the Stockford's is one foot five inches <br /> from the property line and slightly to the west of the Stockfords. <br /> The proposed Stockford garage should not be very visible from the neighbor's <br /> to the north. <br /> By keeping the garage closer to the dwelling, the Stockford's reduce the <br /> amount of open area covered for driveway access. It also reduces visibility of <br /> the structure from the neighbor to the east rear yard of the Stockford's. <br /> The proposed garage would need to be moved much farther back into the <br /> property to avoid interfering with the tree limbs from the maple to the southside <br /> of the garage. <br /> As of this writing no abutting property owners have contacted staff about the <br /> request. <br />
