Meeting Date: 1/26/94 <br /> Agenda Item: c -3 <br /> CITY OF FALCON HEIGHTS <br /> REQUEST FOR COUNCIL CONSIDERATION <br /> Item: Request for a variance in Chapter 9 Section 13.02 Subdivision 3 (e), the <br /> front yard setback requirement fIor a sign at 1755 Prior Avenue North <br /> in a B -2 Commercial Zone. <br /> Submitted By: Mr. Don Holmquist4 Director of the Minnesota State <br /> Horticultural Society, on behalf of the Minnesota State <br /> Horticultural Society. <br /> Reviewed By: Planning Commissign <br /> Susan Hoyt, City Administrator <br /> Mr. Don Holmquist, Director of the Mi State horticultural Society, on behalf <br /> of the Minnesota State Horticultural Society, is requesting a variance in the front <br /> yard setback requirement for a permanent sign for the Minnesota State <br /> Horticultural Society located at 1755 Prior Ave. North. <br /> According to the zoning code Mr. Holmquist may erect a sign that is ten (10) feet <br /> from the front property line as long 0 it meets height and area requirements. The <br /> sign he proposes has six (6) foot high posts, which are four (4) feet apart on which <br /> the sign is to be attached. The signs dimensions are four (4) feet by four (4) feet <br /> (total of 16 square feet) with two feet of open space below the bottom of the sign. <br /> The size of the sign meets the code requirements in height (less than 10 feet) and <br /> square footage allowed for the building. <br /> Mr. Holmquist is requesting that the Sign be erected two feet from the east side <br /> property line. This placement of the Sign will allow it to remain visible from the <br /> street and will keep the organization from placing the sign in the parking lot which <br /> would take up valuable parking space, and create additional difficulties for <br /> removing snow. The sign will be located in the grassy area in front of the parking <br /> lot, halfway between the side lot line'. <br /> The sign face will be seen by northbound traffic on Prior Avenue. Only that side of <br /> the sign seen be traffic will be illuminated (internally). The front of the sign will <br /> face the rear parking lot of Hewlett Packard Inc. across Prior Avenue. The side of <br /> the sign may be seen by townhouse neighbors, 1747 and 1748 Prior Ave., from <br /> their respective porches (the sides of, the sign are not illuminated). The rear of the <br /> sign will be visible to Factual Data, 1781 Prior Ave., however, the back side of the <br /> sign will not be illuminated. No nei0bors responded to the notice of the variance <br /> as of this writing. <br /> fsenz <br />
