Pursuant to due call and notice thereof, a special meeting of the City
Council of Falcon Heights, Minnesota was held on April 20, 1983.
• The following members were present: Mayor Warkentien, Councilmembers
Ciernia, Chestovich, Eggert and Larson, and the following were absent: None.
Mayor Warkentien introduced the following resolution and moved
its adoption:
RESOLUTION 83-11
A RESOLUTION APPROVING THE PRELIMINARY AND FINAL
PLAT OF FALCON WOODS N0. 3 ADDITION AS SUBMITTED
WHEREAS, Good Value Homes, Inc. has submitted preliminary and final
plats for Falcon-Woods No. 3 Addition for the following tract of land:
That part of the following described property lying south of Falcon
Woods No. 2, according to the plat of record thereof; The North 20.
acres of that certain 35 acre strip or tract of land described as
the West 20 acres of the East half of the Southwest Quarter and the
East 15 acres of the West half of-the Southwest Quarter of Section
16, Township 29, Range 23, and the 21 acres East of the West 44
acres of the West half of the Southwest Quarter of Section l6,
Township 29, Range 23, except the South 462 feet thereof;
and lying north of the north line of, and the westerly extension of
• said north line of the following described parcel of-land:
The South 15 acres of the
20 acres of the East half
acres of the West half of
Township 29, Range 23, ex~
said South 15 acres which
765 feet,
parcel of land which consists of the West
of the Southwest Quarter-and the East 15
-the Southwest Quarter, all in Section 16,
Sept that part of the South 765 feet of
lies East of the West 60 feet of said South
and,
WHEREAS, Good Value Homes., Inc., is desirous of constructing single
family structures as soon as possible,
NOW THEREFORE, the City Council of the City of Falcon Heights, Minnesota,
hereby approves the preliminary and final plat of Falcon Woods No. 3 Addition
and authorizes the Mayor and Clerk Administrator to execute such plat.
It is further directed-that said plats are approved subject to develop-
memt agreement to be executed between the Developer and City incorporating
the following:
(a) Letter of Credit or cash deposit in lieu of
(b) Walkway easement of Ten (10) feet between Lots 23 and 24, Block 1
(c) Holding pond area agreement and dedication between Good Value Homes,
Inc., Hawkins Estate and Hewlett Packard Corporation be recorded
• with the County and on file at the Clerk's Office in the City of
Falcon Heights
(d) A feasibility study be prepared by the City Engineer
(e) A Development Agreement With Conditions

Larson and upon a vote being taken thereon the following voted in favor
thereof: Mayor Warkentien, Counclmembers Ciernia, Chestovich, Eggert and
• Larson , and the following voted against the same: None.
