The Planning Commiss~_on was called to order at 7:30 P.I`i. by Chairman
Al Stefanson.
Stefanson, Nilsen, Bourquin, 01 son, Chenoweth and Geistfeld. Also present
was Council Liaison Ciernia.
Wallin, Mead and Broom.
The April 18, 1983 NL_nutes were discussed. There being no corrections or
deletions, Jim Bourquin moved, seconded by Erma Olson, that the April 18th
Minutes be approved as presented. Motion carried unanimously.
John Martin, 1775 Tat;;un, requested a variance to construct a 2I~' x 22' garage
to within two feet of the side lot line and five feet of the back lot line.
The garage will replace a single car garage damaged from the 1981 tornado and
water damage sustained from the Hermes, Hawkins and University properties.
Jim Bourquin moved, seconded by Harold Nilsen, that the variance request be
granted. notion carz~ied unanimously.
Donald Crowe, 1891 Albert, requested a conditional use to install a utility
shed in the rear yard. of their property. The neighbors have no objection.
Phil Chenoweth moved, seconded by Erma Olson, that the conditional use be
granted. T~otion carried unanimously.

The Planning Commission reviewed and noted a letter dated April 6, 1983, from ZOrdIr1G
Carl Dale regarding his review of the proposed final draft of the business ORDINANCE
district zoning as well as Chairman Stefanson's reply dated April 2g, 1983•
After a thorough discussion of :1r. Dale's comments, the Planning Commission
agreed with I~Ir. Dale's suggestion regarding language in section 10.2(9) to
read: ~~Facilities for the wholesale and retail sales of garden supplies.~~
Changes were also made in section 11.2(15) to read: Motels, motor hotels and
hotels and added in section 11.2 a new portion to read: (28) parkir~ ramps.
Chairman Stefanson moved adoption of Resolution 83-5. The motion was seconded
by Jim Bourquin. Motion carried unanimously.

Jim Bourquin felt the City Council should obtain an estimate of costs from
TfIr. Dale for the ordinance updating. Harold Nilsen felt that Carl Dale should be
the planner engaged as he is familiar with the city's planning process.
Jim Bourquin moved, seconded by Phil Chenoweth that the Planning Comm fission
recommend to the City Council that B-l zoning be considered for the 5.2 acre
Hawkins parcel noting that section 11.5 should apply. T:otion carried
unanimously.

The University retirE:ment housing and the development on the northeast
corner of Snelling acid Larpenteur were discussed.
Next Planning Commission meeting is scheduled for ronda~r, June 6, 1983•
Phil Chenoweth moved, seconded by Erma 01_son, that the meeting be adjourned
at 9:OG P.ri. notion carried unanimously.
