Zaier request for variance, we have the follovr- ing additional informations ''fir. Zaier caled in advising that he was told by his contractor that he could get by with a 6 foot addition, instead of the 7, that this would mean building to .feet of their property line, instead of 3. His neighbor says he doesn~t think Zaier has 10~ that it is more like 8 or 9', a,nd that he objects to Zaier building any closer than the present ordinance specifies. Shavor and Mortenson feel that the building would encroach more than stated because of the wide eaves. You will note Flower City's sign exceeds the specified siz a by 20' and the bank's by 61 feet. The Council recommends the necessary variance for both these signs. They feel they would like to work with these people, and that maybe our sign ordinance isn't 3ust what it should be -- we run into so much trouble with size. Flower City is in a rush because they ~°rant to open very saon now, and, as I said before, the Council would appreciate it if the Planning Commission can see it's way clear to grant both these variances. Plant Chairman, Falcon Heights Planning Commission Dear Sir: UNIVERSITY SERVICES 108 WESBROOK HALL MINNEAPOLIS 14 This letter is a request of the Falcon Heights Planning Commission to consider a var,., ianc~ permit in Auditor's sub-division number 90, Ramsey County, State of Minnesota, and known as "University Grove East". This area has beenc~signated by the University of Minnesota for faculty homesite use in accordance with requirements approved by the Board of Regents of the University approved May 12, 1961 in regular session. The plat of this area was approved by the Ramsey County Auditor and was presented to the Falcon Height Council for recommendations in 1961. The request for a variance permit is based on the following quotations from the "University Grove, Procedures for Improvements" approved May 12, 1961 which in turn is a continuation°of requirements previously enforced in t he original University Grove area immediately adjacent to this new area: Page ~, II, A, 2--Setback Lines The setback from the front boundatq line shall be approximately, and not less than, thirty five feet. Side yards shall be a minimum width of not less than six inches for each foot of height of the building above the average finished grade, which shall in no case be less than six feet from the lot line perpendicular to the outer edge of the save. The height of the wall for gable ends shall b e subject to the approval of the Grove Committee. On the corner lots the side setback shall bear a relationship to the setback of other resi- dences on adjacent lots facing the side street, but shall in no case be less than twenty-two feet.
