With the information from the workshop meetings, the consultant will prepare <br />a summary report identifying issues and alternatives for City discussion. This <br />report would include information on nearby community regulations, where <br />appropriate. The report will be presented in a "pro and con" format, with <br />alternative language supported with reasons for and against it's inclusion in a <br />newly updated ordinance. <br />4. Presentation of report to City officials <br />The report would be prepared and delivered to City officials in five general <br />sections. Recommendations would be provided with each section. Section 1 <br />would be procedure and administrative review. Section 2 would be Specific <br />Zoning District regulations. Section 3 would be General Zoning Provisions. <br />Section 4 would be Subdivision regulations. Section 5 would be Special <br />District provisions (including environmental regulations). It is anticipated that <br />the report would be delivered 30 days prior to a follow-up workshop meeting <br />for discussion and review. <br />5. Ordinance Language Workshop Meeting. <br />This workshop meeting would be held to discuss the findings and <br />recommendations of the consultant's report, and to reach consensus as to <br />preferred language, or narrow options. <br />6. Ordinance drafting. <br />The consultant would draft the full text of the revised ordinances. Highlights <br />would be used to identify changed language, or alternative language where a <br />consensus had not yet been reached. <br />7. Public Meetings and Public Hearing. <br />A public meeting would be held to present findings and text revisions to the <br />members of the public. Following this meeting, the ordinances would be <br />placed on the agenda of the Planning Commission, with a formal public <br />hearing scheduled for the City Council. <br />8. Final Drafts and Adoption. <br />Following the public hearing, the consultant would assemble a final draft of <br />the various ordinances, pursuant to City Council direction. This draft would be <br />presented at a following City Council meeting for adoption. <br />It is anticipated that the process would consume 9 months from start to finish. Attention <br />would be focused on ensuring that the ordinances were ready for adoption prior to the <br />5- <br />
