property as anything other than a duplex would be a groat loss compared to Its existing
value as an income earning property. The loss of lawful nonconforming use would be
financially ruinous circumstance for me, and negatively impact the plans I have made for
my future.
I hope you find merit In these considerations and approve my request to continue using the
property as a duplex.
It is my intent to rehab this building with the needed changes to make It rentable as soon as
possible, I also Intend to bring in quality tenants by using a reputable background check service,
or using a tenant management service such as renters warehouse or similar with the intent of
making sure my property is not generating unnecessary Sheriff dispatch calls.
It is ,also my understanding that the city and neighboring property owners may want to see some
Improvements to the property. Some of the upgrades 1 can make in the near future if I can
continue to use the property as a duplex include: Landscaping upgrades, new roof, new front
doors, new garage doors, and fresh exterior paint, as well as interior work to the unoccupied
unit.
I plan to do these things in compliance with city codes, permitting requirements, and renters
licensing standards,
Thank you for your time and consideration.
Respectfully,
Roger Serres
