The business fabricates signs, and would add signage <br />to the building front and the existing freestanding sign. The PUD Permit involves <br />consideration of the sign proposals as well as the use itself - an office and fabrication <br />use in the City's PUD zone. <br />The PUD District along Rice Street is intended to serve as an office, retail, and service <br />business district. For some businesses, incidental fabrication is an integral part of the <br />commercial activity, which may be more office or retail in nature. The issue for most <br />cases is to define the essential principal use, and when fabrication is merely an <br />incidental accessory use. The applicant has not submitted floor plans or other <br />information about the nature of the use of the building. These details should be <br />provided to the City to verify the consistency of the use with the objectives of the PUD <br />Zoning District. <br />signage <br />The second issue relates to the Sign proposals. The applicant has not indicated any <br />other changes to the exterior of the building. The sign request is comprised of two <br />components. The first is a request to add a 32 square foot wall sign to the front wall of <br />the building and an additional 32 square foot sign face to the existing freestanding sing <br />along Rice Street. The second component of the request is for an electronic sign board <br />that would comprise approximately half of the sign face on the freestanding sign. <br />4- <br />
