These three addresses refer to three tenants of the same <br />building. The property is zoned I-1, Light Industrial, and is subject to the newly adopted <br />Conditional Use Permit requirements for outdoor storage. The applicant has submitted <br />a site plan that identifies the site location, building dimensions, lot coverage (including <br />blacktop or gravel, and fence locations. <br />As noted, outdoor storage is now allowed by CUP under a revised ordinance. The <br />requirements for the permit are as follows (staff comments insetted in italics): <br />G. Open and Outdoor Storage as an accessory use, provided that: <br />1. The activity of outdoor storage shall require a separate business license <br />issued by the City of Little Canada. The applicant will have to obtain this <br />license. <br />2. The storage area in question occupies an area no greater than sixty percent <br />(60%) of the gross square footage of the subject parcel. The site plan <br />shows titat the total area behind the building, including an identified <br />drainage easement, occupies a maximum area of 57%. The fenced area <br />is less than this, equaling 40% of the lot area. The applicanPs plan <br />notes appear to indicate potential use of the entire rear area, meeting the <br />60% requirement. <br />3. The storage area shall not occupy any portion of the yard between the <br />front building line and the adjoining public street, or the side building line <br />
