Wojcik voted against. <br />Erin Mathern, Mendota Homes, appeared before the Commission <br />requesting approval of a Preliminary and final Plat, Development and <br />Final Stage PUD, and Architectural Review for a commercial <br />townof£ice development proposed for Lot 1, Block 1, Market Place 3rd <br />Addition. Mathern described the property in question as well as the <br />surrounding area. She reported that the development proposal consists <br />of 14 office condos in 2 separate buildings. Mathern described the <br />parkin~~ layout proposed, noting a separate parking lot is proposed on the <br />-south for employee parkin;. The parking proposed totals 106 spaces <br />which exceeds the City's parking requirements. <br />+~ Mathern described the access drives to the parking areas noting that the <br />City Planner and City Engineer have recommended that access be via <br />Middle Street rather than Market Place Drive. Mathern reported that they <br />will comply with that recommendation. <br />Mathern reported that the two office buildings will be rivo-story structures <br />and the architecture and landscaping is a somewhat prairie-style to blend <br />with the City-owned pond to the east. Mathern noted that the buildings <br />will have basement levels that will be used for storage only and will not <br />become finished office space in order to meet the City's parking <br />guidelines. Each business unit will consist of 1,800 to ?,000 square feet of <br />finished office space plus the basement storage area. Mathern stated that <br />these mlits will be attractive to small to mediwn businesses, and provide <br />an opportunity for businesses to own their own space. <br />Mathern described the brick and stucco exteriors of the two buildings. <br />She also noted that building signage will consist of a business sign next to <br />each of the office condos entrances as well as a monument sign at the <br />corner of Market Place Drive and .Middle Street. <br />Mathern indicated that they are agreeable to complying with the <br />reconuuendations of the City Planner with regard to landscaping. <br />Knudsen noted the City's preference for pushing the buildings out toward <br />the street, and asked why the buildings are proposed as they are.
