3. The area is screened from the public right of way. <br />4. The storage area is black top or concrete. <br />5. Lighting is hooded to avoid visibility from the street or residential areas. <br />6. The storage area does not occupy required parking area. <br />7. The conditional use permit administrative requirements are met. <br />The building on the site measures approximately 5,850 square in size (130' x 45'). <br />Under the I-P regulations, this entitles the applicant to a maximum outdoor storage area <br />of 4,388 square feet. According to the submitted site plan, outdoor storage is proposed <br />within a fenced area measuring approximately 49,000 square feet. Thus, the maximum <br />area requirement has been significantly exceeded. <br />According to the applicant, the following items will be stored within the designated <br />outside storage area: <br />• Fuel Tanks <br />• Log Pile <br />• Semi-trailer <br />• Tractor trailer <br />• Temporary wood storage <br />• Top soil <br />• Heating Fuel (wood) <br />• Heating storage materials <br />• Wood chips (from stumps) <br />The proposed outdoor storage area is approximately ten times the allowable area. To <br />accommodate this condition, the processing of a variance is required. <br />As part of the CUP request, the applicant is proposing to locate fuel tanks upon the site <br />and utilize an alternative heat system (wood) for the building. The acceptability of these <br />requests should be subject to comment and recommendation by the City Building <br />Official and Fire Department. Should the location of fuel tanks upon the property be <br />found to be acceptable, they should as a condition of CUP amendment approval, serve <br />only company owned vehicles. <br />Variance. As previously indicated, the applicant is requesting a variance from the <br />maximum outdoor storage area requirement of the I-P District. <br />According to Section 922.010 of the ordinance, a variance from the terms of the <br />ordinance shall not be granted unless it can be demonstrated that: <br />a. Special conditions and circumstances exist which are peculiar to the land, <br />structure, or building involved. <br /> <br />
